As a homeowners, you hear a lot about return on investment.

Will the new kitchen add value? Is the bathroom remodel worth it? Should you replace the deck before selling? Which updates will buyers pay more for?

Those are smart questions — especially if you’re planning to move in the next few years.

But sometimes we get so focused on what a future buyer might think of our house that we forget about the people actually living there right now.

Because not every home improvement has to show up on a spreadsheet to be worth doing.

Maybe the return on a screened-in porch is having coffee outside without becoming mosquito dinner.

Maybe finishing part of the basement means your teenagers finally have somewhere to hang out with their friends — and your living room becomes yours again.

Maybe replacing terrible kitchen lighting doesn’t add thousands of dollars to your home’s value, but it does make cooking dinner every night noticeably more enjoyable.

That counts.

Of course, there’s still a difference between spending money on something you love and throwing money at a project you’ll never reasonably recover. If you know you’ll be selling soon, resale value deserves a bigger seat at the table and we can help you determine what projects make sense for your situtaion.

But if you’re staying awhile? Your quality of life gets a vote too.

A good question to ask before starting a project is:

What am I hoping to get back from this?

Sometimes the answer is money.

Sometimes it’s functionality, comfort, less frustration, more time together or simply liking your house a little more when you walk through the door.

And sometimes the best return isn’t something you’ll see at closing someday.

It’s a random Tuesday night when you look around and feel the full joy of a space you've m made completely your own and functional for your life. And honestly, that's worth its weight in gold.
